What is Contents Insurance? Simply Explained for Entrepreneurs
Anyone running a business has inventory: fixtures, machinery, goods, IT equipment. If any of these are lost due to fire, burglary, or burst pipes, contents insurance often determines whether the business can continue operating. Our assessments are based on thousands of consultations and real-world claims.
- Contents insurance protects movable business assets such as furnishings, goods, machinery, and IT.
- Typically, it covers fire, burglary, burst pipes, as well as storm and hail.
- It complements building insurance but does not replace it.
- The greatest risk is often underinsurance due to outdated sums insured.
- Often, the most expensive part isn't the property damage itself, but the business interruption that follows.
What is Contents Insurance?
Contents insurance protects a company's movable business assets against property damage caused by fire, burglary, escape of water, and storm and hail. It covers everything that belongs to the business and is not permanently affixed to the building.
Typically covered are:
- Furnishings and office furniture
- Goods and stock
- Machinery and production equipment
- IT hardware and technical equipment
- Tools and operating equipment
Depending on the provider, this product may also be referred to as business contents insurance, commercial contents insurance, or company contents insurance. All three terms mean the same thing.
The sum insured is based on the replacement value of the inventory, meaning the amount that would be needed today for a new purchase — not on the old actual cash value or book value.
What is the difference compared to home contents insurance and building insurance?
The home contents insurance covers private property within the household. Inventory used for business purposes is not covered by it. The building insurance protects walls, roof, and permanently installed fixtures. Movable contents are not included. The contents insurance specifically fills this gap and complements building insurance, but does not replace it.
This is particularly important for commercial tenants: The landlord insures the building. The tenant must insure their own contents.
Why underinsurance is the biggest risk
Many businesses have insurance, but it's often inadequate. If you only insure half of your inventory, you'll often only receive half the replacement value in the event of a claim.
A hair salon with new furnishings worth 60,000 Euros had an insured sum of 30,000 Euros. After a burglary damage of 20,000 Euros, the insurance only paid 10,000 Euros.
Underinsurance rarely arises from intent, but rather from the passage of time: new acquisitions are not reported, inflation increases the replacement value, and the policy hasn't been updated for years.
A business that was correctly insured in 2018 is now, in many cases, 40 to 60 percent underinsured due to inflation and investments.
Modern policies often include a waiver of underinsurance. The insurer then waives the proportional reduction if the insured value was correctly stated when the policy was taken out.

Why business interruption is often more expensive than the actual damage
The greatest financial damage often doesn't come from destroyed furnishings or damaged machinery, but from the aftermath. If a business has to close for several weeks after a fire or water damage, rent, salaries, and lease payments continue regardless.
That's exactly why business interruption insurance exists. It covers ongoing costs and lost income as long as operations are halted due to an insured loss.
